Lower your home renovation costs

Every home owner or buyer has had some experience with home renovations cost.Whatever your reason for wanting to renovate your home whether it is for selling it for a profit or just because it has started to look a little tired there are a few things you need to consider before you start. Cost is one of them, so I have included a few tips on how you can lower your home renovation costs.

Lowering home renovation costs advice

One of the first things you need to consider, especially if you are buying a house to develop is how long has been on the market? Look at houses of a similar size in the same area and what there market value is. If the house has been on the market for a long time there is probably not a lot of profit to be made on the house. You then need to consider the home renovation costs because that will add to the total value of the house.

If you are renovating your own home for yourself you need consider whether by making home improvements you are adding value to your home or will it potentially make it difficult to sell at a later date? When renovating your own home you do need to take in to consideration that your personal taste may not be the same as the vast majority of people, so it is not advised to redecorate in very niche manner. That being said it is your home and you can renovate it the way you want but do remember you may not be living there forever.

If you wish to renovate your by adding to the existing building, such as adding a garage or a conservatory you may need planning permission before you start work. Once you have done your research on your house and found out whether you need planning permission or not for the work you wish to have, you then need to budget carefully. Otherwise the costs of labor, material and contractors can spiral out of control very quickly. Then your renovation will just become a huge reminder of your lack of organization. So it is essential you have a good grasp of your home renovation costs, so you a successful from the off.

The first part of costing for home renovations is to make a detailed plan of what you would like to do. This can include things like technical style drawings depicting measurements of height and area that your renovation may cover and also simple things like plug sockets and fuse boxes. Once you have this you can then ask your contractors to give you a quote. Do not take the first offer do shop around even if you prefer the original contractor, if you have other quotes you are in a stronger position to batter their price down. There is even home improvement software available for you to try.

Another good tip is to look at the prices of the materials that will be required to construction your renovation. This ensures that your contractor is not charging you over the odds for materials you could buy yourself. Make sure you are keeping not of all the information you have gathered so you can review it and make solid decision on how you want the work to start. If the renovation you have decided to under take is something you feel you could do yourself, such a tiling your bathroom or laying in carpets, you still need to do your research. As simple as the task may seem if you do not do it correct the first time it could cost a lot of money in the long. A very common mistake people make is not buying enough carpet, this is down to two things ether not measuring the room correctly or simply forgetting that you need to buy a piece of carpet bigger than the room your going to put it in. If you fall in to this trap you will not be lowering your home renovation costs.

Another common mistake “DIYers” is to purchase poor quality materials, as I mentioned earlier you should shop around but buying the cheapest does not mean you are getting the same quality material, so in the long run you may not be lowering your home renovation costs. It is like most products you do get what you pay for, but that being said plywood is plywood no matter where you buy it. One more problem you may encounter if you have made the brave decision to under take the task you renovating your own home yourself is time. Doing renovations yourself does reduce the cost of the overall renovation, but do you have time? And more importantly will you have the energy to go the distance. If you get half way through your renovations and at the point discover you no longer have the time or simply cannot find the energy to finish it you will need to get a contractor in.

Now this may comes a shock to you, but if you get a contractor in they simply will not finish a DIY job no matter how good it is. They will start by ripping out all that hard graft you put in to that renovation and start from scratch and charge you for the time as well, thus increasing your home renovation costs. They have their reasons for doing this, it is to ensure that the work was done correctly and any issues or problems that you may have after the work is completed they can be held responsible for. If they did complete your DIY job and something did go wrong, for example the bathroom flooded due to faulty plumbing could could not blame them for it as you, yourself have contributed to the work and they would simply blame you. So to cut a long story short, do not start home renovations yourself if you are not a hundred and ten percent sure that you can cross the finish line. Otherwise you will see your home renovation costs sky rocket.

There is a lot to consider when you are under taking a whole-house remodel, will it be a do it yourself renovation or will you be getting a Expert home remodeling firm in to complete the project or finish the repair. Another thing to consider is design what are your favorite kitchen designs or bath designs do you want bathroom vanities, which kitchen cabinets do you want? home remodeling costs so will conforming loans turn in to one jumbo loan, can you make the down payment? There are specialist companies that deal with renovation financing, your realtor will have contacts. You have to play it very safe to keep your home renovation costs down, it is not easy but is can be done.

A home renovation is something you can be proud of, it can make your house your home but it can also be huge hassle and one thing you don’t forget is the home renovation costs. Larger renovations such as extensions, can be very financially draining so you need to be extremely organized for the word go. Also if you are even considering doing anything that could potentially effect the structural integrity of the building you need to have architect and a professional contractor on board that have both dealt with renovations of that kind. Like I said before home renovation can make you house a home so it is important you do things the right way. So if your careful you could lower your home renovation cost drastically.

If you have any other money saving tips for lower home renovation costs that I have not mentioned free to comment.

Home Plumbing

home plumbingHome Plumbing FAQ

After much trial and error of my own and some research I have discovered some frequently asked questions. It is a tough choice you have to make when something goes wrong with your home plumbing, do you tackle it yourself or do contact a professional contractor? So hopefully this article will help you decide whether you can do it yourself or not.

General Home Plumbing Questions

What are these plumbing abbreviations?

Well there are quite a few you may encounter when it comes to home plumbing but here are the most common;
•    W/C = Toilet
•    CWM = Clothes Washing Machine
•    DWM = Dish washing Machine
•    LAV = Bathroom Sink
•    HWT = Water Heater
•    LT = Laundry Tray
•    CFT = Claw Foot Tub
•    FD = Floor Drain

How do I do water heater maintenance?

You should perform your a maintenance check on your water heater once a year, this is possibly the most common home plumbing task you will take on.

Step one: Turn off both the electric and gas before you start. The reason for this is because if the heating element comes on when the tank is dry it will cause a lot of damage. And the whole reason your doing this is to save a little cash, so you do not want to fork out for major repair work.

Step 2: Drain the water out of the water heater tank (HWT). With the pipe still attached flush out the sediment by opening and closing the inlet valve a few times. If the water stops coming out, you may have to dismantle the valve because it may have become blocked with the loose lime scale. Once the water is running completely clear stop.

Step 3: Remove the sacrificial anode, this is the plug at the top when removing this be careful as the anode should be roughly the same length as the HWT. You need to inspect the sacrificial anode now, what you are looking for is any sign of damage or wear, if any section of the anode is less than 1/4″ thick the anode needs to be replaced.

Step 4: Place the sacrificial anode some where safe, then in the hole where the anode fits take a look inside the HWT with a flash light. You need to look for any signs of corrosion. If your HWT has a lot of rust that is visible, it is most likely time you replaced it.

Step 5: Replace the sacrificial anode and fill the tank before you turn the gas and electricity back on.

How high do I have to fit my gas hot water tank from the floor?

Well at the very least you should fit 18″ off the floor, the reason for this is that the combustible fumes “sink” and the 18″ gap helps create efficient air flow.

My new toilet is leaking at the base whats the problem?

Well there are a few things you need to check, is the top flange even with the floor? If it is sitting below the floor level you can move it up and fix it there using wax rings. One wax ring on top of the flange and one below it to fix it in position. Another issue may be the flange is not correctly glued. One other solution is if your floor is uneven you may need to shim the toilet to make it even.

My clothes washing machine keeps over flowing, whats the problem?

This is quite a common problem in home problem, in your house the clothes washing machine is probably the lowest water appliance in your home and the reason it is over flowing is that your septic tank is full. The solution is quite simple you just get your septic tank pumped and cleared.

Home plumbing repair

Well it can be hard when your trying troubleshooting but if you do get stuck with your home plumbing problems and you cannot think of what the cause of the problem is, it might b time to call a plumbing contractor. If you are wanting to tackle any commercial plumbing you should not do the plumbing yourself you should always get a plumbing contractor, this is not because you are not capable it is for legal reasons. If anything goes wrong after the repair has been you will not be held responsible and liable for legal action.

Home plumbing can be anything from fixing the garbage disposer to fitting a faucet but it can be very time consuming and if it is not done properly you will not be reducing the repair costs, you will actually be increasing the  repair cost. It has being well documented that diy home plumbing can end up being a disaster, so I would only recommend that you only tackle simple task such as fixing a leaky faucet anything more complicated in my experience can and will most likely go wrong. Oh and one more tip, if anything has a warranty on it do not try fix it yourself take it back to the manufacture.

So if you have decided to get a plumbing contractor in to under take  a rather large home plumbing repair or are just wanting to renovate your bathroom, my home addition loan article may be of some interest to you.

Home Painting

Home painting

Home Painting Trouble shooting guide

The cheapest and possible the easiest way of making the exterior of your home look better is painting it. But if your clever when your home painting you may not even need to paint the whole house to achieve the desired effect. Not only will home painting breath new life in even the most tired looking homes it will protect your home from the elements, helping prevent any nasty leaks etc. So whether you’ve decide to paint your porch, one of the parts of the home that is effect most by the elements or the side of your house it is the same process for what ever you decide to paint.

Well the first thing you need to do when home painting is prep the surface, clean it and make any repairs you need to do. You then select your paint type and apply in even coats, usual you will need two or three coats to build up strong coverage. Most people recommend late spring or early fall for the best time for home painting, the mean reason for this is that you can get out on a warm and dry day but it is not too sunny. If you are home painting in temperatures above 40 degrees F you will encounter numerous problems and end up with a ruined home painting job.

One of the most common mistakes when home painting is too not pick up on the root causes of paint failure.

What to look for before you start home painting:

Peeling

Peeling is usually present due to wet or damp wood, another cause is actually moisture from inside your home pushing its way through the paint. One way of controlling the moisture in your home is by purchasing a exhaust fan and fitting it. If this is not a option use a latex primer then a top coat of latex paint. The benefit of using latex paint over other varieties of paint is that is allows the wood to breath, letting the moisture escape.

Alligatoring

This issue gets it name from the way it looks, if you have alligatoring your paint will look like, you guessed it the hide of a alligator. What happens is the paint shrinks and forms individual islands, this leaves the previous surface exposed. This usually occurs when the top coat of paint does not bond with the paint below. It is possible you have used to paints that are not compatible or you have not given enough flash time. Flash time is the time it takes for the paint to dry before you can add another coat. The only solution for this is to scrap it all off and sand it down. Prime and repaint.

Blistering

Blistering is when the paint rises from the surface and forms little bubble like blisters. This usually occurs when moisture is trapped is trapped under the paint as it is drying. The solution is to scrap off any blisters, if you can see the wood behind it is dry, then the problem is due to moisture. If you find paint, then what has happened is that you have been using a oil based or alkyd based paint on a rather hot day. The heat has caused the solvents in the paint to start to evaporate but due to the heat a layer of paint has dryad and trapped the solvent in a bubble forming the blister. Ether way you have to scrap them off and sand it down, then repaint.

Wrinkling

When applying a new coat of paint sometimes you can get a little paint happy and put quite a thick layer of paint on. You do not save time by doing this, what tends to happen is that the outer layer of the paint dries and the liquid layer underneath abides by the laws of gravity and starts to travel towards the ground. This creates sags and wrinkles. To repaint, you need to make sure the new paint is the correct consistency and make sure you brush it out fully as you apply. To prep the surface for a repaint you need to sand the area down until it is completely smooth and in some instances it may be necessary to remove the paint right down to the wood.

A final note to end

As you can see it is not as simple as picking paint colors from a PAINT COLOR CHART it can turn out to be a real condominium. There are Exterior Painting Contractors or House Painting Contractors as they are also known available, they will know which house paints are best for Residential Painting in your area. A good Home Painting Company will be able to advice on their Professional Home Improvement Services when you call their office. The main benefit of using Exterior Decorators is that all you have to do is pick paint colors and they do the rest, the only time you have to go outside outside is when it is time to inspect the finished product. If you are thinking of using contractors and architects for your renovation you may find my home addition loan article of some use to you.

Exterior House Paint can be difficult to choose there are many types out there; Latex House Paint behr paint for example and numerous paints for wood stains. It can become a real head ache when you are home painting but you will usually be able to get advice on which paint to use from your local hardware store. Feel free to comment if you have had any experiences you would like to share about your home painting project or any other issues you have encountered when home painting.

Home flooring FAQs

When it comes to home flooring, unless you have done it before there are many questions you may have. The type of home flooring I will be covering in this article is laminate flooring, it is one of the most common home flooring. It is fairly easy to install and very durable, I am a fan of laminate flooring for home flooring, if you can not tell.

Some frequently asked questions about home flooring

How do you clean laminate flooring?

One way of keeping your laminate flooring in the best condition possible, is to follow the maintenance advice. As daft as this may seem, each manufacturer of laminate flooring has their own maintenance guide, so easier than others, but if you do clean your new laminate floor with the wrong cleaning products you can actually damage your home flooring. Most will recommend that you just spray your home flooring with a mild cleaning agent then mop thoroughly.

Can you buy water proof laminate flooring?

The wood itself is actually coated in a varnish that makes it water proof, but what tends to happen is that water can seep in between the joins in the laminate flooring. If water is continually seeping through the joins and pooling underneath your home flooring. It will start to swell and wrap, this will occur especially with the changing of the seasons. The best advice I can offer is that you clear up any spills as soon as they happen, this will help prevent it seeping throughout the joins in the wood.

If I buy laminate flooring, will it be scratch resistant?

Well due to the application of a tough melamine top coating, your laminate home flooring will be virtually scratch resistant. Obviously if you were to scrap a screw driver across it, it will mark but for general everyday wear and tear it is very durable. Laminate home flooring is a good to put in hall ways and areas of your home that get a lot of traffic, so to speak.

Do you get a warranty with laminate home flooring?

Well this depends on where you buy your laminate home flooring from, some manufactures do offer warranties and extended warranties. Like I said it just depends on where you buy it from.

Which rooms are best suited for laminate home flooring?

You can put laminate home flooring in pretty much any room in your home, you can fit it in your kitchen, bathroom any room. But remember this laminate home flooring is not slip proof so I would not recommend you put it in your bath room but if you really want to you can. Laminate home flooring was not designed for wet rooms so it is not particularly practical.

Can you lay laminate home flooring outside?

This is one of the things that is not possible for you to do with laminate home flooring, you cannot lay it outside.

Can I lay laminate home flooring own my own?

Laminate home flooring has been designed with the enthusiastic home renovator in mind, you can pick up the tools you will need for the job from any good hardware store. It is almost as easy as putting together a jigsaw.

What is a expansion gap?

An expansion gap is a slight gap near the wall to allow for seasonal movement, as the weather conditions change the wood will expand and contract. It is not a drastic change in the wood, it will not be noticeable but if you do not leave the expansion gap it can cause problems when the wood expands.

Crown Molding

Crown Molding

Crown Molding FAQ

In this article on crown molding, I will cover a few of the frequently asked questions for crown molding fitting. In most renovation projects crown molding is one of the last things people think of but it can really make or break a rooms feel. So you should really take some time when selecting what type of crown molding  you are going to use in your room, and more importantly will you be putting it up yourself? Working with crown molding can not only be difficult but very time consuming, personal I would get a contractor in to do the work as I have no patience with crown molding, I love the effect it has but could not put it myself.

Here are a some of the crown molding FAQs

What size true angle tool should I use, when putting up Crown Molding?

Well when putting up Crown Molding I would use both a 7″ and a 18″ true angle tool. My reasons for this are simple, the minimum true angle too you will need for measuring your corner angles is a 18″ true angle tool. But for the those smaller corners and spring angles I would use the 7″ true angle tool.

Can you put up Crown Molding by yourself?

It is possible but working by yourself can prove very difficult and will make putting Crown Molding up very difficult. This being said the best way to work on your own is once you have made all your measurement markings, lightly tap in a 2″ finishing nail in to the wall. Spread the nails out along your measuring markings and then rest your tape measure on the nails. Do not worry about the holes these will be filled in when you chalk your Crown Molding. Or if you wish you can purchase a laser meter that uses light to measure.

How do I know what the crown slope angle is?

Well, you have to measure the angle using a 7″true angle tool. There are three types of crown slop angles, one for each direction you can make a turn in your Crown Molding;

  • Horizontal crown slope
  • Vertical crown Slope
  • Ceiling crown slope

How do I cope crown molding?

Well firstly coping crown molding is the process of handing cutting and fitting each individual crown molding joint, a very slow and painful process. It requires you running the initial piece of crown molding, which is cut straight and square then fixing that all the way in the corner, then holding the second piece of crown molding in place, butt it up to the first piece you have fitted in the corner. What you do next is fairly complicated, you get a compass and hold it in a horizontal position to the first piece of crown molding, then in a up and down motion you move it across whistle holding it in a horizontal position. What this will do is create a contour mark on the surface of the second piece which will be identical to the contour on the first piece of crown molding. Then you simply cut the second piece with a hand saw with saw angles of roughly 5 degrees. Bewared though this only works for inside corners between 90 degrees with 10+\- ether way.

I have a gap at the to of my Miter cut but it fits flush as the bottom?

Well this should like you have measure the spring angle wrong and cut the wood at the wrong angle, so unfortunately all you can do is measure the angle again and re cut the crown molding.

Why is my angle finder is reading 135 degrees?

What your angle finder is doing is the reciprocal actual corner degree, so what you need to do is take 180 and minus 135 this will give you the actual angle. You will find most protectors work this way on larger corners.

How do I support Long sections of crown molding?

I would recommend using roller stands for supporting the longer sections while you are working with your crown molding. You can buy custom developed roller heads that will attach to a wide variety of roller stands, that are designed to hold crown molding.

What size crown molding should I us for my ceiling?

This depends completely on the the height of your ceiling and the size of the room. In general I would you should select a 5″ cornice in a ceiling that is 8 foot high and a 7″ cornice for a ceiling that is 9 foot high.

What is HDF?

Well HDF stands for high density fiberboard, over the last few months quite a few companies have been tricking customers by selling them HDF crown moldings. You buy HDF not HDF crown molding, HDF is a stronger version of MDF and is a good product. But it is better for the laminate flooring trade rather than crown moldings.

In conclusion

So I hope you found this FAQ useful and remember crown molding is a very versatile decorative casing. It can be used for window casing, door casing and creating a Greek column or ceiling medallion. You can buy your crown molding in a variety of materials such as; pilaster strips, fiberglass column, styrofoam molding, easy crown molding, polystyrene crown molding. Remember when installing crown molding to be very careful when cutting crown molding corners as it can be very awkward when you cutting difficult angles it is very easy to make mistakes and hurt yourself, so take your time and be safe.

So what ever Crown Decorative Effects you have chosen I hope that it goes well for you and do not feel ashamed if you have to get a contractor in because crown molding is not the most fun thing to instal. If you are worried about the cost of having crown molding fitted my article on home addition loan may be of some interest to you.

  • I would walk five hundred mile; although that is a good song, your guest should not be sat so far away from each the feel like they need to walk that distance to talk to you. One of the most common mistakes people make when doing their Living Room Decorating is to line up all the furniture against the wall, even though it can make the room look tidier. It creates a new problem, you are too far away to talk to one another.
  • A seat madam?; In a living room you should try have enough seating for up to six people even in quite a small living room. If you have a large room, divide up the space so different groups can sit together.

  • Put up a fence; do not take this literally, what I mean by this that you should define different areas within your living room. Use rugs to help make it a little clearer, by doing this your Living Room Decorating will become easier and you will have a clearer idea of what you need to achieve.

  • Vanity is a sin; try not to place mirrors, when Living Room Decorating directly in front of where your guest may sit. The reason for this is that it can make you quite uncomfortable if you can constantly see your self.
  • Secret seats; you can have extra seats hidden under tables, desk etc and just bring it out when you need it. By doing this you have extra seats but do not loose any of the floor space to them.
  • See the light; try not to when your Living Room Decorating have only one type of lighting in the room. Have different lighting for different functions, have reading light, TV viewing light etc. Do not just have a fixed over head light, one size does not fit all in this case.
  • The breath of life; bring life in to the room by having plants, they do not have to be real. There are some very convincing silk plants available and not at a great cost.
  • Rat maze; try not to create a maze in your living room, leave enough open space for people to walk freely. Do not create walk way, people do not like being forced in to walk a certain way.

There is quite a lot to be going on with but if you are still a little confused I have written a more detailed step by step guide, Kitchen designs. Living Room Decorating can be a lot of fun if you are organized. It can take you a long time to pick your Home Furnishings, but when it is all done and you are sat on the sofa admiring your Living Room Decorating Ideas it will be worth it.

Interior Decorating

Interior decorating myths dispelled

For your interior decorating to work and for you to achieve the outcome you desire, there are a few basic rules. Although these rules still give you enough freedom for you to express your personal taste. I will prove the following interior decorating myths wrong, so you do not find out the truth the hard way and give you a few good interior design tips.

Interior decorating myths

Myth 1) Interior decorating plans should be based on the latest trends

You should not base your interior decorating ideas solely on the latest trends and fashions. What you should be basing your interior decorating ideas on is your personal taste and preference. By all means look at magazines like Elle Decor and use online resources look at interior design photos, interior design book but ultimately it should be the style you prefer.

For interior decorating glory, start with just one room. Do not take on a task that is too big while you are learning the basics of home decor. The reason for this it that is can spiral out of control very quickly. The first thing you should do is create a basic floor, this includes room dimension and any unique features such as:

  • Alcoves
  • Window and their sizes
  • door placement
  • Closets
  • And any other features that cannot be removed.

The next item on your to do list for interior decorating success is to make the distinction between necessity and desire. For instance in bathroom you may not need a shower cubical and bath, when for the size of the room a combined shower and bath would be better.

Then the next stage for your interior decorating  project is to pick a theme.

Myth 2) Your wall color should your soft furnishings

You should not rush out and start choosing your furnishing based upon the wall. It is only a starting point for you to develop your own interior decorating style. By using the wall color as a base to co-ordinate your choice of furniture, rugs etc it will allow you to create a unique feel to the room, that will express your own personality. Rather than it just being a blue room or a yellow room, it will be your room.

Myth 3) You can develop your interior decorating plan “as you go”

Even if you have a rather ecliptic taste, do not just start collecting furniture and other items randomly for your room that you just like. The major flaw with this is that not all of it will come together as a cohesive motif, it will just look cluttered and messy.

You need to define the theme for each room and build your interior decorating ideas around the theme.

Myth 4) Any good interior decorating project should be finished quickly

Try not to cling to the idea that you need finish all of your interior decorating project in one go. Once you have picked your room, start by putting the basic features in the room and then add in the smaller furnishing as you go along. There is no need to rush the project, take your time and do it right first time round.

Myth 5) Buy cheaper materials so you can decorate more

Although this is logical, it does not make sense if you are wanting your interior decorating project to be the best you can do. Do not be a cheap scape, spend the money required to do the job properly, think of the long term and see it more of an investment. If you budget well you will not need to skimp on the quality of your materials and if you need a little extra help our home addition loan article.

Myth 6) The ceiling is not really that important

Most ceilings are plain white and these are about as interesting as printer paper, but what can you do with the ceiling?

Well there are many options available to you, you could put in faux wooden beams or test out various dry wall texturing techniques or even wall papering it. By adding a variety of textures it adds interest to your room and defines the edges where the wall finishes and the ceiling starts. It can really make a room.

Like with most things your discover on the internet you should not take it all as law, there are a lot of articles that will contradict this one. There are even more that will contradict that one, so at the end of the day it is up to you who trust. I only offer my advice and opinion but it is your interior decorating project so it is your choice on how you go about getting it start and how long it takes you to finish. All I can do is offer advice based upon my experience it is completely up to you whether you act on it or not.

I have read many ill informed  articles that set unrealistic goals, making the whole task of interior decorating even harder than it needs to be. Interior decorating should be an enjoyed experience and should not be perceived as difficult task. It is a home improvement your aim is should be to make the place you live more pleasant, not to keep up with Jone’s. Interior decorating is about you and your personal taste not what Elle decor says you should have.

Vinyl is actually a polyvinyl chloride plastic or PVC as it is more commonly known that is thought to cause cancer in humans. Even though vinyl may be safe while it is on the exterior of you home, there are scientists that think that the manufacturing and disposal of vinyl does cause great health and environmental risks. It is not unheard of that accidental fires in vinyl sided buildings are actually more dangerous than a standard house fire due to the toxic smoke that is generate as the vinyl burns. But unless you are planning on a house fire, there is a very low chance that it will cause you any health issues.

How durable is a vinyl home siding?

A lot of the adverts imply that the vinyl home siding is permanent, which is true some extent it does last a long. Which is one of the main reasons it is so difficult to dispose of. However in extreme weather conditions vinyl is actually not as durable as wood or masonry. If the vinyl sheets are not put down correctly a violent wind can get underneath the sheets and rip them off the building. Also wind blown debris is capable of damaging the vinyl home siding.

There are also available to you is liquid vinyl coatings, which is sprayed on like paint. This is actually slightly more durable but is more expensive and harder to be applied correctly.

Why is siding important?

Siding is like putting a permanent coat round round your house, protecting it from the elements. What it also helps with is insulation and insect infestation. Another benefit is that is can dramatically renovate the exterior of your home.

Should I invest in a new vinyl siding or just re-paint my old one?

Well vinyl is just one of many quality materials you can use for house siding which does not need repainting at a later date. This is the most common reason people tend to go for it as a home siding option. Here are a few pros and cons;

  • repainting will be cheaper in the short term so if you are not planning on living in this house a long period of time it might be a more feasible option for you.
  • If you already have a wood siding, vinyl will seal up any gaps found in the wood and insulate your home better.
  • By choosing to use vinyl you can alter the color of your home and not have to worry about running out paint.

Are home siding and installation prices reasonable?

Personally I would get a few estimates, just like you would with any renovation work you would have done on your home. Sadly like any trade, there are cowboys out there waiting to take advantage of the naive, so that is why you should always get a few estimates to see if you are getting a reasonable price.

Is there a “top” home siding product?

This is a difficult one because there are obviously some siding material which are better quality than others. But each manufacture offers their own blend with different pros and cons for it. So all I can tell you on this subject is that you need to do your research and see which material suits your climate, budget and taste.

What maintenance is require for vinyl home siding?

Well vinyl doesn’t require paint, where as wood need to be painted or at least needs to be stained. However vinyl is not maintenance free, it is easier to look after than other siding materials. For your vinyl home siding fresh is should be washed at least once a year. Just like any wooden sashes or trim will still require their routine paintings. If you lean ladders against the house you could mark the the vinyl home siding.

Vinyl home siding presents it’s own own breed of maintenance issues, such as moisture trapped beneath the sheets will eventually accelerate rot, promote mold and mildew. So you do need to check for rips on a regular basis, because it is these rips that will cause these problems. If left un-repaired it could cause serious damage to your house.

So as you can see  there are a few benefits to having vinyl home siding over cedar wood siding. You can choose House Siding Materials as they vary from company to company. I personally think the risks of having home siding are very low and the maintenance of home siding is very easy all you have to do is be careful when you are cleaning it, other than that it is an easy life when you have home siding.

If you are worried about covering the cost of having home siding fitted to your house, these two articles might be of some interest; home addition loan and government funded home improvement grant. I have quite a lot of faith in PVC home siding over traditional home siding but I how this article has helped you make up your own mind.

Checked out bedrooms, baths and any other furniture you may want to put in the room your thinking of redecorating. You’ve even had a dry run to help you visualize how the room might look when it is finished. Home Addition Loan

Home addition loan

Why would you need a home addition loan?

Well, the most important part of a home addition is financing a home addition, this is usually done with a home equity loan or is encompassed when the initial mortgage loan was made. There is also possibility for you to acquire the capital to complete a home addition is to speak to your bank about mortgage refinancing. They may be some of you who are reading that are entitled to a government funded home improvement grant which is a topic I have covered in another article. So as I mentioned  the most important  part of the Planning & Ideas stage of a home addition is financing a home addition. If you do not have the capital saved away in a little nest egg for you to make the down payment on a home addition, you will need to speak to your bank about getting a home addition loan.

Other Planning and Ideas

When you are considering to make a home addition there are a lot of Paperwork & Practical Concerns, you may need planning permission depending on the size of your home addition. There will also a lot of paperwork involved in gaining the finance for your project, you need to shop around finding out which loan is best suited for your situation. There a numerous loans out there;

  • spec loans
  • construction loans
  • commercial residential construction loans
  • manufactured housing loans
  • permanent loans
  • personal loan
  • permanent financing
  • owner builder financing
  • owner builder construction financing
  • construction to permanent loans
  • spec financing
  • home construction financing
  • free assessment construction loans

Each loan has different, interest rates and you could end up lock-in a loan, which is a loan that you will be tied in to for many years. If you decided to pay it off early you could be hit with an early repayment fee, also there is a set term before you can consider refinancing the home addition loans. There will always be Paperwork & Practical Concerns but some times you just have take the plunge.

Home addition loan

There is a lot to consider when it comes to applying for a home addition loan, one of the first things I would do if I was applying for a home addition loan would be to sit down with a bank’s loan representative, the reason for this that they have an understanding of what loans are available to you and which one is best to go for in this current economic state. A loan of any type is a long term commitment, if you do not meet the agreed payments for the loan. This will affect your credit rating dramatically not to mention if you have borrowed against your home, you run the risk of your home being reposed. This could not only leave you homeless but your family as well therefore if your finances are currently not looking too healthy I would not recommend that you get a loan. Just because a bank will lend you the money does not make it a good idea to borrow money, also I would suggest that if you do have a bad credit rating that you use the mainstream methods of acquiring a loan as to not fall in to the trap of borrowing from a loan shark.

Here are a few tips on how to stay safe when borrowing money;

We have all been there, money is a little bit too tight and the stress that it causes can lead you to make bad decisions. You want a quick fix and you struggle to resist the temptation to take the first offer you see for the cash you need.

The problem you could have by taking the first offer you get for the cash, it may not be the smartest move as you are leaving yourself open to being taken advantage of.

There are numerous ways of getting the cash, especially  with the invention of the internet but the most common method is still the cash advance. These loans are very quick, although they generally  provide just enough cash to keep you a float just until pay day. The main problem  with this type of loan is that they just fill in the application without checking the terms they are agreeing to. These types of loan have very high interest rates, it also means that you may be agreed to borrow money from a company that is not licensed to lend money.

So to prevent yourself for digging this hole, you should always research in to your lender, to make sure that they are legitimate. You will be safe if you stick to the main banks and lenders. But these illegitimate gangs and organizations pray on people who are desperate for the money. So even if you need to make your home addition and it is a desperate requirement for home, do not use these type of lenders to help you finish your home addition as it could end up being more hassle than the it is worth.

If you are unsure about how much a home addition loan would cost you over the full term of the loan, a Home Addition Loan Calculator is available on the internet. Also if you were to shop around I am sure you will be able to find No Equity Addition Loans so you do not need to borrow against your home. Not running the risk of losing your house if for unforeseen circumstances you are unable to make the loan repayments.

As I have mentioned before a home addition loan is a long term commitment and although you may benefit from  a home addition  you must view it as a financial move rather than a personal one. If you were to create a home addition that was to devalue your property, this in the business sense would be a bad investment therefore adding the debt of a home addition loan to your existing mortgage could be a terrible financial move. With that thought in mind if you are in a solid financial position and the home addition you are planning on making will increase the market value of your property a home addition loan could be the way to go. Feel free to share your experience of home addition loans and which type you found the best, just leave a comment below.
